About You
Our basic requirement is that you have to be able to afford to live there! The harsh reality is that times are hard and we are not in a position to take any risks with anyone that doesn’t have a secure income (if there is such a thing!). Although we don’t inflict any multi-page applications on you, we do request certain personal documentation (including copies) for proof of your identity & financial status/history. We appreciate that most people are paid at the end of the month so we organise the rental payments in the following manner. Your first payment will be calculated (using a daily rate) from the day you move in to the end of the month, then all subsequent payments payable on the first of every month.
All of our properties are financed with a mortgage and part of our lenders criteria is that we cannot accept tenants who are unemployed or claiming long-term benefits. It is not very fair but unfortunately our hands are tied in that respect.
Children & Pet Policy
We have no objection to children moving into our properties however pets are subject to our approval. The houses lend themselves to both as the back gardens have no other access other than the rear door. All of the rear doors are fitted with lockable cat flaps. The only condition that we apply to pets is that any damage caused by animals is not acceptable “fair wear & tear” and would be deducted from your deposit.
Inventory & Cleanliness
During a tenancy changeover period, we put a lot of effort into making sure that the property is in good order before the new people move. The process usually involves sorting out minor repairs & decoration, but mainly ensuring that the property is cleaned to a high standard. We insist that the property is left in the condition that you found it which invariably means that it was immaculate. Regrettably unless the property meets our standards on exit, we will simply employ professional cleaners to do your work for you at your expensive.
